MARCH 2018

 

Dear Tenants,                                          

The Park Staff has inspected the property and noticed some homes with excessive decor in the driveway areas, patio areas, and front yards. This decor includes but is not limited to; pots, potted plants, figurines, etc. Excessive decorations cause the yard and home area to look messy and cluttered, rather than neat and landscaped. Please take a good look at your home space (patio area, driveway area, yard) and de-clutter. The Rules and Regulations state in section “7.  LOT USAGE:...Patio furniture and barbecue equipment on the deck and one storage shed on the carport side are the only items permitted outside of mobile home.” Less is more! 

 

On March 20th, Sturgeon Electric will service the transformers throughout the Park. The electricity will be turned off to the entire Park at 8 a.m. and turned on by 3:00 p.m. The transformer cleaning could be completed earlier or later depending on any unforeseen problems that could occur. In the past, this process took three (3) days to complete. We are trying to minimize the amount of time the electricity will be off by completing this process in just one day. Please remember, the electricity will also be off at the large and small clubhouse, laundry rooms, both pools and spas. 

 

On Saturday, February 17th, three (3) different residents were observed coming into the Park through the back gate and they did not wait for the gate to close behind them. One of the residents allowed a non-resident to follow them into the Park. Fortunately, the non-resident was observed by the Maintenance Manager, who escorted him to the front of the Park. This is a serious security situation.  Having the RFID on your car and using the back gate is a privilege. If a tenant is observed driving away from the back gate while it is open and they are identified by their license plate number, then their RFID will be turned off in the computer and they will not have the privilege to access the back gate. Please make sure the back gate is closed and secure before driving away, so unwanted visitors cannot gain access into the Park.

 

The maintenance staff would like to remind you that the small pool will open on March 15th.  The Large and Small Pool hours are from 8:00 a.m. to 9:00 p.m., March 15th to November 1st.   

 

Now that our snowbirds are back in the park, our streets are much busier. Please remind your family, guests, and/or vendors that our speed limit is always 15 MPH and be constantly aware of many more walkers and bikers on our streets. As a safety reminder, to all those who are walking in the dark, please wear light colored clothing and carry flashlights.  If you are riding your bike at night, please have the proper lights on the front and rear of your bikes.  

 

As most of you are aware, we have had an increase of wildlife in the Park, some of which is related to the current ADOT project on Interstate 19 and Ajo Way. The most recent animals are Rattlesnakes, Raccoons, Javelinas, Bobcats and Coyotes.

 

On February 20th, I spoke at great length with the Arizona Game & Fish Department. She informed me that wild animals are always looking for food, water and shelter and will return to those areas where they can find what they need. She asked if Desert Pueblo has any tenants that feed birds or wild animals. I informed her that we have many tenants that feed birds and feral cats. She stated that ARS 13-2927 makes it illegal to feed wildlife and we also spoke about the exception of feeding birds in that statute. She informed me that if you feed birds from a bird feeder and the bird seed drops to the ground, then you are illegally feeding wildlife as noted in “13-2927. Unlawful feeding of wildlife; classification A. A person commits unlawful feeding of wildlife by intentionally, knowingly or recklessly feeding, attracting or otherwise enticing wildlife into an area…” She went on to say that when bird seed drops to the ground you are feeding the birds, rodents, Javelinas, Raccoons and any other animal that eats plants and seeds. The animals that eat plants and seeds entice additional wildlife to enter the Park and are food for Snakes, Bobcats and Coyotes. In addition, tenants that feed feral cats provide food for rodents, Javelinas and Raccoons, which entices additional wildlife to enter the Park and are food for Snakes, Bobcats and Coyotes. She informed me that Javelinas like to eat succulents, vegetables and plants with flowers. On the bulletin board you will find two lists of Javelina Resistant Plants that she forwarded to me. She also stated tenants that feed birds must use a hanging bird feeder with a tray, so the seeds do not drop to the ground. Tenants must also empty that tray if any seeds drop on it, so those seeds don’t fall to the ground. She went on to say “if anyone refuses to comply with ARS 13-2927, please report the unlawful activity to our dispatch at 623-236-7201.” In closing, she gave me permission to work with Animal Experts and have the Javelinas removed from the Park and relocated elsewhere.

 

Since February 20th, I have spoken with Animal Experts on several occasions. They have three (3) other companies ahead of us that are scheduled for Javelina removal. The cost for trapping and relocating the group of seven (7) Javelinas that have been coming into the Park is $2,500.00 to $9,000.00. I will let you know when Animal Experts can help us and what the process will require. We also have a Raccoon that is causing damage at Space #38. Animal Experts will begin working with us on March 1st to set traps, capture and relocate the Raccoon. In addition, they informed me that bird feeders with trays are called Seut Feeders. They can be purchased at Wild Birds Unlimited, which has two locations in Tucson, with many types of Seut Feeders.

 

The Desert Pueblo Staff surveyed the Park on February 22nd. They found a multitude of bird feeders, plates and saucers of water and a tenant that had two large storage bins of animal food behind her mobile home.

 

As you are aware, the Javelinas and Raccoons have been causing damage throughout the Park by smashing through tenants skirting, to find shelter. They have a steady supply of food by eating the bird seeds, plants and cat food. As the lady stated from the Arizona Game & Fish Department, wild animals are always looking for food, water and shelter and will return to those areas where they can find what they need. Please help us by not feeding the wildlife. Please work with us to stop the wildlife, from enjoying their life, at Desert Pueblo.

DECEMBER 2017

 

Dear Tenants,                                             

 

 

I hope you all had a Happy Thanksgiving with your family and friends.  It’s the holiday season once again

 

and we would all like to say THANK YOU for being a tenant at Desert Pueblo Mobile Home Park!  Please

 

enjoy the box of See’s Candy our Office Staff is passing out with this month’s Rent Statements.

 

As you are aware, the MicroSurfacing project is completed and the roads turned out very nice!  It was a big undertaking and I want to thank all the employees and tenants that helped with the project.  In addition, I want to thank all of you for your cooperation.  It was greatly appreciated!

 

When you return to the Park from vacation, please check in with the Park Office, so they are aware that you have come back.   If you are living outside the Park, rent is due on the 1st and late if we do not receive your check on the 6th.  You can contact the Park Office after the 25th of each month, and verify your amount due.

 

The Postman informed the Park Office that tenants are driving to close to the mailboxes with their cars and golf carts.  The keys are getting bent to the incoming package boxes.  Please park on the road and not up on the sidewalks, so the incoming package boxes can be utilized by everyone.

 

The maintenance staff would like to remind you the small pool is closed December 1st through March 15th.  The large pool hours are from 9:00 a.m. to 9:00 p.m. November 1st to March 15th.  During the Christmas and New Year’s Holiday, we will re-open the small pool for two weeks on December 19th and close it on January 2, 2018.

 

Arapahoe Tree Surgeons are currently trimming the trees throughout the Park.  Please stop by the Park Office and check the master tree list to verify if your tree will be trimmed or removed.  If your tree is not on the list, please fill out a tree request at the Park Office.  As a reminder, we do not maintain or trim fruit trees, Arborvitaes, Italian Cypress, Mexican Palms, cactus or bushes.

 

The holidays are upon us and your families and guests will be visiting.  Children are not permitted at any time in the adult areas; large clubhouse, large pool or shuffleboards area.  Please accompany your guests at all times, especially the grandchildren.  In the past, we’ve had grandchildren that were not accompanied by an adult driving a golf cart, skate boarding in the drain ditches and/or parking areas and swimming at the small pool.  Tenants are responsible for the actions of their guests and the safety of others.

 

The staff is having problems with vehicles parking in the streets.  The Park’s Rules and Regulations state “ 8. VEHICLES:…No parking in the streets.  No vehicle of any kind (golf cart, car, van, pickup, motor home, etc.) can be parked in the yards on the rocks.  All vehicles must be parked in the driveways.  Management will provide a limited area for parking travel trailers, campers, trucks and excess cars etc., with a separate charge made for such parking.”  The streets are not wide enough for two cars to pass if a car is parked on both sides of the street.  Please advise the Park Office if you are parking in the street due to a delivery, loading or unloading, or if a vendor is working on your mobile home.  Please do not park your own vehicle or allow your guests or care givers to park in the street, in your rocks, on an empty lot, in your neighbor’s driveway who has left on vacation or in the driveway of a home that’s for sale.  Please have your guests, caregivers and/or vendors park in your driveway.  If there isn’t room in your driveway, have them park their vehicles in the parking lot at the large or small clubhouse.  You can then give them a ride to your mobile home. 

 

Now that our snowbirds are coming back to the park, our streets are much busier.  Please remind your family, guests, and/or vendors that our speed limit is always 15 MPH and be constantly aware of many more walkers and bikers on our streets.  As a safety reminder, to all those who are walking in the dark, please wear light colored clothing and carry flashlights.  If you are riding your bike at night, please have the proper lights on the front and rear of your bikes.  In addition, vendors and/or guests will not be allowed in the Park unless you notify the security staff in advance or we are able to contact you via telephone.  The security staff will attempt to contact you when your vendor and/or guest arrives, but will be forced to turn them away if you do not answer your telephone.  Please contact us as soon as you are aware that a vendor and/or guest will need entrance and the number of days they will be coming into the Park.

JUNE 2017

 

Dear Tenants,                                        

 

I want to thank all the tenants who are maintaining their yards, free of weeds and clutter.  Maria and Cindy from the Park Office reported your yards looked great in May, throughout the Park. 

 

In April, Antech Corp. installed a new access reader outside the back gate and in May they installed a new access reader inside the back gate.  Our security staff and maintenance crew have been testing the back gate with their RFID (radio frequency identification device) and it is functioning properly.  On June 7th, the Park Office will start selling the RFID to any tenant that wants access through the back gate for $20.00, which is non-refundable.  The RFID will be affixed to the headlight of your car and must not be removed.  If you try and remove it, a wire will break inside the RFID and will no longer function.  On June 30th, the back gate opener you are currently using will no longer function and must be returned to the Park Office, so your deposit can be refunded. 

 

On May 22nd and May 24th, two (2) more venomous snakes were found in tenant’s yards.  One was a rattlesnake and the other was a blue snake.  In addition, Havalina’s were seen in a tenant’s yard mid-May.  If you see a rattlesnake or any type of wildlife, please report it to the Park Office or Park Security immediately.  It is possible there will be other rattlesnakes or wildlife that will wander into the Park, due to the road construction on Ajo Way disturbing their normal habitat.  I used Animal Experts, phone number 531-1020, to remove the large rattlesnake from the RV Compound and relocate it to the desert.  They also remove and relocate many other types of wildlife, which you can review on their website at animalexpertsinc.com.  Please be cautious when walking around your yard, the Park or walking at night.  In addition, please have your dog on a leash at all times when they are outside, so they don’t challenge a rattlesnake or chase after wildlife and get bitten.

 

When watering trees and plants, PLEASE DO NOT LEAVE THE WATER RUNNING AND YOUR HOSE UNATTENDED.  On May 27th, the maintenance crew found a tenant’s backyard, front yard and the street in front of it flooded from an unattended hose watering a tree in the backyard.

 

This summer, please check on your neighbors and make sure everyone is safe or check on your neighbor’s home if they are gone for the summer.

MAY 2017

 

Dear Tenants,                                        

 

On April 25th and April 26th a total of five (5) rattlesnakes were found in the Park.  One large live rattlesnake in the RV Compound, one smaller live rattlesnake in the road, one smaller dead rattlesnake in the road and two rattlesnakes in a tenants yard.  If you see a rattlesnake or any type of wildlife, please report it to the Park Office or Park Security immediately. It is possible there will be other rattlesnakes or wildlife that will wander into the Park, due to the road construction on Ajo Way disturbing their normal habitat. I used Animal Experts, phone number 531-1020, to remove the large rattlesnake from the RV Compound and relocate it to the desert. Sturgeon Electric has completed servicing all the electric pedestals throughout the Park.  In addition, on Monday, May 15th, Sturgeon Electric will service three electric transformers in the Park.  They will turn off the electricity to the entire Park at 8:00 a.m. and have your electricity restored by 12:00 p.m.  I’m having all this work completed, so you can stay cool throughout the long hot summer!

We are still replacing the Parks water lines from the main corporation valve to the mobile home shut-off valve.  If your water pipe looks rusty or is leaking, please contact the Park Office and the maintenance staff will evaluate if your pipe needs to be replaced immediately.   

 

If you have a problem with your utilities, such as, but not limited to, receiving natural gas through the meter, electricity fluctuations, a leaking water pipe or a clogged sewer, please contact the Park Office first and the maintenance staff will evaluate the problem.  If it is a park problem, we will fix the problem.  If it is your problem, the maintenance staff will let you know.

APRIL 2017

 

Dear Tenants,                                       

 

Last week, we mailed a ninety (90) day Notice of Rent, Security and Sewer Increase to all tenants.  Desert Pueblo Mobile Home Park is increasing the monthly rent by $22.00, the monthly security by $3.00 and the monthly sewer administration charge by $10.73.  The last rent and security increase was on June 1, 2016.  Our vendors and/or service providers have increased their rates and on January 1, 2017, the State of Arizona raised the minimum wage from $8.30 to $10.00 per hour.  In addition, beginning in July 1, 2017 we will be required to provide sick time for all employees, based on the number of hours they work.  The sewer administration charge has not been raised since February 1993, but Pima County has continually raised the fee over the years.  Rent, security and sewer increases will take effect on July 1, 2017.  On the bulletin board in the Large Clubhouse, you will find a Mobile Home Rent Survey 2017 that compares the rent and security charges from other Tucson mobile home parks.  In addition, pet fees will not be waived from your rent bill when you leave the Park.  This is a monthly fee for any tenant who has a pet.

 

On February 27, 2017, Tucson Electric raised the Customer charge and Establishment charge and

 

Reestablishment charge.  Please check the bulletin board in the Large Clubhouse for the Tucson Electric rate sheets.

 

It’s that time of year once again, when many of our residents and our RV friends will be leaving the Park for the summer.  Please remember to visit the Park Office one week prior to leaving on vacation or leaving for the summer to fill out a Vacation Form and/or Utility Turn-Off Order Form.  Please do not turn off your utilities by yourself.  This is for the safety of all tenants.  It’s also your responsibility to have your yard maintained while you’re gone.  This includes weeds, leaves, trimming and the watering of plants and trees.  During the monsoon season, yards are messy after every storm.  A yard maintenance person must be scheduled to take care of your yard.  Please provide us with this information on your vacation form.  If you are mailing in your rental payment, please remember your rent, security and sewer charge are due on the 1st of each month and are considered late if received on the 6th.  After receiving your rent bill in the mail, you can send an additional check for any balance due.

MARCH 2017

 

Dear Tenants,

 

During the month of February, Sheila and I were working at the Park.  Even though there had been a lot of wind and some rain, the Park looked great!  We want to thank the tenants for maintaining their mobile homes and yards and thank the maintenance staff for maintaining the Park.

 

Beginning on March 8th, Sturgeon Electric will be servicing the electric pedestals throughout the Park.  They will be cleaning, tightening and making repair recommendations for each pedestal.  The Park Office will contact you the day before your pedestal will be serviced, to verify that you will be home.

 

As many of you are aware, we are having issues with the back gate and it is currently

non-operational.  The safety edge on the gate has been replaced, the receiver for the safety edge has been replaced, the timer for the operator has been replaced and now the receiver for the gate openers has burnt out.  I am currently talking to four (4) different companies to provide quotes for a new gate operator and gate opener receiver.  The rear gate will be operational; as soon as we choose a company and they install the new parts.

 

The maintenance staff would like to remind you that the small pool will open on March 15th.  The Large and Small Pool hours are from 8:00 a.m. to 9:00 p.m., March 15th to November 1st.

NOVEMBER 2016

 

Dear Tenants,                                        

 

Please be advised that Desert Pueblo Mobile Home Park will not take advance Rent, Security and Sewer payments for "2017" in "2016".  If you want to make an advance "2017" payment for Rent, Security and Sewer, please hold your checks until January 2017.

 

If you’re living outside of the Park and mailing in your rental payment, please remember your rent, security and sewer charges are due on the 1st of each month and are considered late if received on the 6th.  After receiving your bill in the mail, you can send an additional check for any balance due. 

 

When you return to the Park from vacation, please check in with the Park Office, so they're aware that you have come back.

 

On Tuesday, November 1st, the large pool will be shut down and remain closed for approximately two (2) weeks.  The maintenance staff will drain the water out of the pool and then refill it, so we can refresh the water.  Please do not walk near or around the pool when it is empty, because it is unsafe.

 

The maintenance staff would like to remind you of the winter pool hours.  The large pool is open from 9:00 a.m. to 9:00 p.m. November 1st to March 15th.  The small pool is open from 9:00 a.m. to 9:00 p.m. November 1st to December 1st.  The small pool closes from December 1st to March 15th.  The park will re-open the small pool for two (2) weeks during the Christmas and New Years Holidays.

As close as Security monitors the front of the Park, it only makes sense to be equally diligent at the back of the Park.

 

The security staff would like to remind you to always lock your mobile home doors, shed door and all car doors.  In addition, please place your bikes in your shed or mobile home at night.  Please remember vendors and/or guests will not be allowed in the Park unless you notify the security staff in advance or we are able to contact you via telephone.  The security staff will attempt to contact you when your vendor and/or guest arrives, but will be forced to turn them away if you do not answer your telephone.  Please contact us as soon as you are aware that a vendor and/or guest will need entrance and the number of days they will be coming into the Park.  Desert Pueblo’s speed limit is still 15 MPH throughout the Park.  Please remind your family, guests, and/or vendors that our speed limit is always 15 MPH.

OCTOBER 2016

 

Dear Tenants,

 

Last month, while I was in the Park, I noticed it looked really great!  The Monsoon season and all the summer rain created a lot of problems throughout the Park.  It took a lot of effort by the tenants that stayed through the summer and the maintenance crew, to keep the Park looking great.  Thank you for maintaining your yards and homes!

If you’re living outside of the Park and mailing in your rental payment, please remember your rent, security and sewer charges are due on the 1st of each month and are considered late if received on the 6th.  After receiving your bill in the mail, you can send an additional check for any balance due. 

 

When you return to the Park from vacation, please check in with the Park Office, so they're aware that you have come back.

 

In September, Arapahoe Tree Surgeons started trimming the trees throughout the Park.  If you have a tree that needs to be trimmed, please fill out a tree request form in the office or send us an email. 

 

Last month, the fire place was removed from the Small Clubhouse, new flooring was installed and the inside was painted.  I hope you enjoy using the Small Clubhouse!

 

When watering trees and plants, PLEASE DO NOT LEAVE THE WATER RUNNING AND YOUR HOSE UNATTENDED.  This summer, the maintenance crew has found many yards, underneath homes and streets flooded from unattended hoses.

 

The security staff would like to remind you to always lock your mobile home doors, shed door and all car doors.  In addition, please place your bikes in your shed or mobile home at night.  Please remember vendors and/or guests will not be allowed in the Park unless you notify the security staff in advance or we are able to contact you via telephone.  The security staff will attempt to contact you when your vendor and/or guest arrives, but will be forced to turn them away if you do not answer your telephone.  Please contact us as soon as you are aware that a vendor and/or guest will need entrance and the number of days they will be coming into the Park.  Desert Pueblo’s speed limit is still 15 MPH throughout the Park.  Please remind your family, guests, and/or vendors that our speed limit is always 15 MPH.

SEPTEMBER 2016

 

Dear Tenants,

 

During the month of July, Sheila and I were working at the Park.  Even though there had been monsoons, the Park looked great!  We want to thank the tenants for maintaining their mobile homes and yards and thank the maintenance staff for maintaining the Park.

 

On August 19, 2016, Desert Pueblo Mobile Home Park began only providing monthly RV space rentals.  We no longer provide nightly and weekly RV space rentals to the public. 

 

On September 2nd, 6th and 7th the maintenance staff will be removing the furniture from the Small Clubhouse and placing it in a storage container.  On September 7th, Brian Caulkins will remove the fire place and on September 8th, IFS will start removing the flooring at the Small Clubhouse.  IFS will be installing the same flooring at the Small Clubhouse that they installed in the Large Clubhouse auditorium, during the month of July.

 

Please be advised, the Park’s Rules and Regulations, page 9, section 8 VEHICLES states: “…No parking in the streets.  No vehicle of any kind (golf cart, car, van, pickup, motor home, etc.) can be parked in the yards on the rocks.  All vehicles must be parked in the driveways.  Management will provide a limited area for parking travel trailers, campers, trucks and excess cars etc., with a separate charge made for such parking.”  The streets are not wide enough for two cars to pass if a car is parked on both sides of the street.  Please advise the Park Office if you are parking in the street due to a delivery, loading or unloading, or if a vendor is working on your mobile home.  Please do not park your own vehicle or allow your guests or care givers to park in the street, in your rocks, on an empty lot, in your neighbor’s driveway who has left for the summer or in the driveway of a home that’s for sale. 

 

Please accompany your guests at all times, especially the grandchildren.  In the past, we’ve had grandchildren that were not accompanied by an adult, driving a golf cart, skate boarding in the drain ditches and/or parking areas and swimming at the small pool.  Tenants are responsible for the actions of their guests and the safety of others.

JUNE 2016

Dear Tenants,

 

As a reminder, your June 1, 2016 Rent Statement has the new rental rates listed. Rent has increased $25.00 and security has increased $5.00 per month for all tenants. If you’re living outside of the Park and mailing in your rental payment, please remember your rent, security and sewer charge are due on the 1st of each month and are considered late if received on the 6th. After receiving your rent bill in the mail, you can send an additional check for any balance due. 

 

The Park is having problems with four (4) main water shut-off valves located on Space 122, 146, 167 and 186. The maintenance staff will start digging up, exposing and barricading the area around those water valves the week of June 6th. On June 13th through June 15th, Tricon will perform maintenance on those four (4) main water shut-off valves along with servicing and flushing out all the fire hydrants throughout the park. Please be aware, you may experience dirty water, low flowing water or periods when the water is shut off. If your water is dirty, please leave your water on for about 1 ½ minutes to clear your pipes. Be cautious when walking or driving throughout the Park, during the fire hydrant maintenance on June 13th through June 15th. For your safety, please do not attempt to walk through or drive through the water coming out of the fire hydrant, because the water flowing from it is under tremendous pressure.

Please accompany your guests at all times, especially the grandchildren. APRIL 2016

Dear Tenants,

 

Last month, Sheila and I were in the Park and it looked really great! I want to Thank You for taking care of your yards and homes! I’m continually receiving compliments on the appearance of the Park, from our visitors. 

 

On April 27th, at 9:00 A.M., Sturgeon Electric will turn off the power to the entire Park. The electricity will be off for approximately four (4) hours, while the transformers are serviced. If you have an oxygen machine or other medical device that requires electricity, please contact your provider for a battery backup. 

 

It’s that time of year once again, when many of our residents and our RV friends will be leaving the Park for the summer. Please remember to visit the Park Office one week prior to leaving on vacation or when you’re leaving for the summer, to fill out a Vacation Form and/or Utility Turn-Off Order Form. Please do not turn off your utilities by yourself. This is for the safety of all tenants. It’s also your responsibility to have your yard maintained while you’re gone. This includes weeds, leaves, pine needles, trimming and the watering of plants and trees. During the monsoon season, yards are messy after every storm. A yard maintenance person must be scheduled to take care of your yard. Please provide us with this information on your vacation form. If you’re mailing in your rental payment, please remember your rent, security and sewer charge are due on the 1st of each month and are considered late if received on the 6th. After receiving your rent bill in the mail, you can send an additional check for any balance due.  

 

We currently have a Security position available. If you’re interested, please contact our Chief of Security, Judy Johnson, Tuesday through Friday, 6 AM to 3 PM at the guard house.

 

As many of you know, last month, two arms fell off of the Saguaro Cactus at Space #41 and crushed the front patio awning. We had Arapahoe Tree Surgeons inspect all the Saguaro Cactuses, for safety purposes, throughout the Park. Arapahoe Tree Surgeons found ten Saguaro Cactuses that need to be removed and one arm that needs to be removed. The following is a list of tenant spaces, where the Saguaro Cactuses will be removed for safety purposes: Space #46, Space #78, Space #117, Space #139, Space #342, Space #357 and the arm removed at Space #237. We will also be removing the Saguaro Cactuses on the following RV Lots: Space #40, Space #132, Space #202, Space #282. If you are a tenant at one of the above space numbers and have any questions concerning the Saguaro Cactus on your lot, please feel free to contact me. I do not want another awning crushed, due to a Saguaro Cactus.  

 

If you have a tree that needs to be trimmed or removed, please fill out the Request for Tree Removal form, in the Park Office and I will review your request. DO NOT bring in a repair person to hack on the Park’s trees. We rely on Arapahoe Tree Surgeons, whose owner is a certified Arborist, to maintain the health of the Park’s trees.

 

The maintenance staff is having a problem with dog debris accumulating on the lawns by the entrance to the large clubhouse and the Ramada/waterfall area. The dog debris is sticking to the maintenance staff’s shoes and the lawn mower blades. Please be kind to the maintenance staff and clean up after your dog.

MARCH 2016

Dear Tenants,

I want to thank all the tenants who are maintaining their yards, free of weeds and clutter.  The Park Office reported your yards looked great in February, throughout the Park.  The tree trimming project will be completed this month.  Arapahoe Tree Service has some Pine Trees and a few miscellaneous trees to trim.

 

We currently have a Security position available.  If you’re interested, please contact our Chief of Security, Judy Johnson, Tuesday through Friday, 6 AM to 3 PM at the guard house.

 

The maintenance staff would like to remind you that the small pool will open on March 15th.  The Large and Small Pool hours are from 8:00 a.m. to 9:00 p.m., March 15th to November 1st.   

 

We are currently replacing the Parks water lines from the main corporation valve to the mobile home shut-off valve.  The maintenance staff are digging the trenches and completing the backfill.  Cal’s Plumbing is installing new water pipes and shut-off valves.  They are working in numerical order, through the Park.  If your water pipe looks rusty or is leaking, please contact the Park Office and the maintenance staff will evaluate if your pipe needs to be replaced immediately.    

 

If you have a problem with your utilities, such as but not limited to, receiving natural gas through the meter, electricity fluctuations, a leaking water pipe or a clogged sewer, please contact the Park Office first and the maintenance staff will evaluate the problem.  If it is a park problem, we will fix the problem.  If it is your problem, the maintenance staff will let you know.

 

The staff is having problems with vendor vehicles parking in the yards, on the rocks.  Please be advised, the Park’s Rules and Regulations state “8. VEHICLES:…No vehicle of any kind (golf cart, car, van, pickup, motor home, etc.) can be parked in the yards on the rocks.  All vehicles must be parked in the driveways.”  Please advise your vendors not to park their vehicles in any yard, on the rocks.  Please notify the Park Office if your vendor is parking in the street due to a delivery, loading or unloading, or is working on your mobile home.

NOVEMBER 2015

Dear Tenants,      

 

Last week, while Sheila and I were in the Park, we noticed it looked really great!  The Monsoon season and all the summer rain created a lot of problems throughout the Park.  It took a lot of effort by the tenants that stayed through the summer and the maintenance crew, to keep the Park looking great.  Thank you for maintaining your yards and homes!

The large pool, spa, cool deck and surrounding area are currently closed due to repairs.  The large pool and spa should be completed by November 9th, weather permitting.  The small pool, spa, cool deck and surrounding area will be closed for repairs on November 9th, weather permitting.  The Park will install signs to keep you informed at both facilities or feel free to check in on the repair progress with the Office.    

 

The maintenance staff would like to remind you of the winter pool hours.  The large pool is open from 9:00 a.m. to 9:00 p.m. November 1st to March 15th.  The small pool is open from 9:00 a.m. to 9:00 p.m. November 1st to December 1st.  The small pool closes from December 1st to March 15th.  The park will re-open the small pool for two (2) weeks during the Christmas and New Years Holidays.
