Dear Tenants,
Attached to your March 1, 2013 Rent Statement is a ninety (90) day Notice of Rent Increase. Desert Pueblo Mobile Home Park is increasing the monthly rent by approximately 6.35% per space. The last rent increase was on February 1, 2008. All of our vendors and/or service providers have increased many times since then. The rent increase will take effect on June 1, 2013.
I want to thank all the tenants who are maintaining their yards, free of weeds and clutter. The Park Office reported your yards looked great in February, throughout the Park. The tree trimming project is still on going. Arapahoe Tree Service has some Pine Trees, Palm Trees and other miscellaneous trees to trim. They will return to the Park mid to late March, after the weather has warmed up, to continue with the project.
The maintenance staff is requesting that you PLEASE not overfill the dumpster when throwing away your plant trimmings. Saguaro Environmental will not empty the dumpster if it is overflowing. This is because the debris will fall out of the dumpster when Saguaro is lifting it up to dump into their truck. If the dumpster is overflowing, please wait until it has been emptied before you dump your plant trimmings. Another note, the maintenance staff is still replacing electric meters throughout the Park. I will let you know when the project has been completed, so you can check your meter.
The small pool will open on March 15th. The Large and Small Pool hours are from 8:00 a.m. to 9:00 p.m., March 15th to November 1st.
During the month of February, the Park had three nights that we know of, where someone got into the Park. The 1st night, someone bent the rebar at the drain ditch and squeezed through. Two unlocked bikes were taken. The person that stole the bikes used a ladder that was behind a mobile home, placed it against the block wall, cut out a 5’ section of the razor wire and exited the Park. We had a fence company replace the razor wire and a metal company weld all the rebar at the drain ditches, so people cannot squeeze through. The 2nd night, someone got into the Park and went behind the same mobile home. They used the tenants loose pile of stepping stones, made a ladder from the stepping stones next to the block wall, cut out the same 5’ section of the razor wire and exited the Park. We are not aware of anything taken that night. We had the same fence company replace the razor wire once again. On the 3rd night, someone cut the chain on the back gate and stole two unlocked bikes that were near the back gate. We purchased a new heavy duty chain and padlock to re-secure the back gate. Please always lock your mobile home, shed and car doors. Also chain and padlock your bikes and secure your belongings that are outdoors. If your ladders are left out or piles of loose stepping stones and/or bricks are lying around, then they can be used next to our block walls and/or fences as a way to exit the Park. If there is nothing to steal of value, then there is less possibility of people casing the Park. When you utilize the back gate to enter or exit The Park, please wait for the gate to completely close before driving away. This is also a security issue. We do not want outside people to be able to enter The Park through our back gate before it closes. If you think there is a problem occurring in the Park or you have an emergency, please call 911 immediately. After you have called 911, then contact the guard shack. Inform the guard on duty about the problem and if the police are coming. The police and 911 will not allow us to call for you. They want direct information from the person experiencing the problem, not 2nd or 3rd hand information.
We currently have an on call Security position available. If you’re interested, please contact our Chief of Security, Bruce Sheppard, Monday through Friday, 6 AM to 3 PM at the guard house.
The security staff would like to remind you that Frontier Towing is not allowed on the premises. The Frontier Towing driver caused damage to our property and refused to be responsible for the damage, therefore they are not allowed in the Park. Please remember vendors and/or guests will not be allowed in The Park unless you notify the security staff in advance or we are able to contact you via telephone. The security staff will attempt to contact you when your vendor and/or guest arrives, but will be forced to turn them away if you do not answer your telephone. Please contact us as soon as you are aware that a vendor and/or guest will need entrance and the number of days they will be coming into the Park. Desert Pueblo’s speed limit is still 15 MPH throughout the Park. Please remind your family, guests, and/or vendors that our speed limit is always 15 MPH. As a safety reminder, while walking at night, please walk towards oncoming vehicles and carry a flashlight, so others can see you.
