Dear Tenants,                                               

I hope you all had a Happy Thanksgiving with your family and friends.  It’s the holiday season once again and we would all like to say THANK YOU for being a tenant at Desert Pueblo Mobile Home Park!  Please enjoy the box of See’s Candy our Office Staff is passing out. 

The Desert Pueblo Office has a new EMAIL address and it is office@desertpueblo.com.  Please change your records to reflect our new, easier, EMAIL address.

The maintenance staff would like to remind you the small pool is closed December 1st through March 15th.  The large pool hours are from 9:00 a.m. to 9:00 p.m. November 1st to March 15th.  During the Christmas and New Year’s Holiday, we will re-open the small pool for two weeks on December 20th and close it on January 5, 2015.

On December 5th, ACE Asphalt will arrive at the Park around 7:30 a.m., to touch up the seal coat on the roads at the ends of all the cul-de-sacs.  As you know, the trash trucks ripped up the seal coat at the ends of all the cul-de-sacs, on October 30th.  Ace Asphalt will be adding a hardening product to the seal coat to help it dry faster.  They will also block off the ends of all the cul-de-sacs with cones.  Please do not drive on the roads at the ends of all the cul-de-sacs, until Sunday, December 7thIf you live at the end of a cul-de-sac, please park your car in an empty lot, in your cul-de-sac. 

As a reminder, the utility lines from the electric meter, gas meter, water valve and sewer connection, to your mobile home, is your responsibility to maintain and repair.  The Park maintains and repairs all electric lines, gas pipes, water pipes and sewer pipes from your electric meter, gas meter, water valve and sewer connection throughout the entire Park.

Please be advised that I will not approve any tenant’s new construction projects until I come to the Park.  This includes but is not limited to sheds, decks, add-on rooms, Arizona rooms, concrete work, extending driveways or rebuilding an existing structure in the same location.  The maintenance staff and vendors have encountered serious problems when utility pipes or lines need to be repaired and they are covered by a tenant’s structure.  I will be reviewing the location of all utility pipes and/or lines in relationship to the location of the new project or existing structure.   I will continue to review landscaping projects while I’m out of the Park.  New landscaping projects must be illustrated showing the layout of the trees and/or plants, tree and/or plant types, and the irrigation layout.  Rocks, pavers, walkways and/or patios must also be included.  Trees, shrubs, and cactus plants may not be removed without written permission.

On July 1, 2011, I gave a 30-Day Notice that was effective August 1, 2011.  The 30-Day Notice stated “Desert Pueblo Mobile Home Park will not approve the building of decks, screened-in rooms, Arizona rooms, add-ons and/or any type of additions on the driveway side of the mobile home.  This decision was made due to the continuing parking problems we experience on a daily basis; such as tenants and/or invitees parking in the rocks, parking in the streets or parking on empty lots.  All tenants that currently have some type of addition on their driveway side will be grandfathered in and will not be required to remove their addition upon resale.  If a driveway side addition of any type needs to be removed for any reason; such as termite damage, dry rot, weather damage, etc., a new driveway side addition will not be approved.”  This construction policy is permanent.

The holidays are upon us and your families and guests will be visiting.  Please remember children are not permitted at any time in the adult areas; large clubhouse, large pool or shuffleboards area.  Please accompany your guests at all times, especially the grandchildren.  In the past, we’ve had grandchildren that were not accompanied by an adult driving a golf cart, skate boarding in the drain ditches and/or parking areas and swimming at the small pool.  Tenants are responsible for the actions of their guests and the safety of others.

Please remember vendors and/or guests will not be allowed in the Park unless you notify the security staff in advance or we are able to contact you via telephone.  The security staff will attempt to contact you when your vendor and/or guest arrives, but will be forced to turn them away if you do not answer your telephone.  Please contact us as soon as you are aware that a vendor and/or guest will need entrance and the number of days they will be coming into the Park.  Please remind your family, guests, and/or vendors that our speed limit is always 15 MPH.
